This area of the business provides fund management and advice to investors in property. It utilises Barwood's hands on experience, skills, market knowledge and networks and has been built on Barwood's strong track record in creating profits for investors and joint ventures as well as itself.
Since 1996 Barwood has achieved £175m of gross project profits of which over £100m was returned to its financial partners including private investors, corporate partners and institutions such as Land Securities, Legal & General, AXA, Threadneedle, Deutsche Bank, Save & Prosper and Merrill Lynch. Private investors also benefited in this period from a private equity property development fund that Barwood raised in 2002, which returned over 20% p.a to these high net worth individuals.
In 2009, Barwood Capital raised a 5 year fund investing directly in commercial investment property in the UK. The Barwood Property Investment Fund (BPIF) was closed in September 2009 and invests in high yielding UK industrial, warehouse and office properties after Barwood has undertaken extensive due diligence to ensure careful selection of assets in good locations with attractive tenant covenants and asset management opportunities. The fund is targeting a 10% annual distribution to investors once it is fully invested and an overall IRR of 15% per annum compound before tax. This fund now has investments in Walton on Thames, Andover and Luton. See Current Projects.
In 2010, Barwood Capital raised a 3 year fund to invest in residential development in the UK. The Regency Residential Fund (RRF) was closed in June 2010 and invests in small prime consented sites in existing residential communities and a well designed high end housing product. RRF is targeting a 12% return to investors. This fund now has investments in Quorn in Leicestershire and Baldock in Hertfordshire, managed by
Barwood Homes.
In August 2010, Barwood Capital obtained authorisation from the Financial Services Authority (FSA) to establish, operate or wind up unregulated collective investment schemes (funds) whose main purpose is to invest in permitted immovable’s (property) in the UK or abroad. As of December 2010, as a result of gaining this authorisation, Barwood Capital took on the role of Investment Manager and Operator of BPIF.
